We moved to our new house in Glenning Valley from Sydney. The new house required some substantial renovations. We had some ideas as to what we would like but needed some expert advice to determine if our ideas we both feasible and could be implemented within our budget. We invited a number of local builders we found on internet to inspect the property, discuss the scope of works and submit a quote and a timeline for the work. At our first meeting with Neil O’Brien of Smith & Sons Renovations & Extensions Avoca Beach we outlined our ideas for the renovation. Neil was very proactive in offering us suggestions to optimise and enhance the property within an affordable framework. Neil emphasised the need for ensuring work quality. He detailed how the work would be managed and who would be involved. He undertook to submit a proposal for our evaluation by a set date. Overall, we found the first meeting very informative and clearly were left with a very positive impression. When we received all the quotations, the proposal submitted by Neil was very professional and detailed. We met to discuss and review the proposal and it was clear to us that he was very much aligned with our needs. We were most impressed by Neil’s enthusiasm for the project, expertise, professional advice and genuine interest in optimising the scope of works. He clearly outlined the timeline associated with the various phases of the work and presented us with various material options and selection and sourcing of PC items. As we were occupying the premises during the renovation works, Neil was most considerate to ensure that the site would be clean and that our disruption would be minimised. The contract was straight forward and we had ample time to fully review, discuss and incorporate the required amendments. The scope of works included: - Complete renovation of the en-suite bathroom - Reconfiguration and renovation of main bathroom and separate toilet - Laundry - Realignment and reinforcement of floor joists and removal of board flooring. - Replacement of flooring with Cyprus knotted pine timber in the kitchen, family room and hallway. Throughout the works, there was ongoing consultation to ensure alignment and optimal outcome. Significant care was taken to ensure a high standard of work as well as cleanliness and protection of areas which were not under construction. Forthcoming activities were discussed and outlines on a weekly basis and ongoing consultation occurred when changes to schedule or decisions were needed. Throughout the duration of the works there was on site supervision and management of all aspects of the works. The various trades worked in a cohesive and amicable manner and we were afforded every courtesy and consideration throughout the project. We are absolutely delighted with the outcome of the renovations and it is with great pleasure and without any hesitation that we would recommend Neil and his team to any prospective client. The professional and friendly manner in which Neil managed the project and his very kind caring manner minimised our concerns and made this a very low stress period. We hope that he will be available to undertake any other work which we may need in the future.
