Granny Flat & Main Bathroom Renovation

Situated on the corner of a quiet cul-de-sac in the Cairns suburb of Edmonton, stood a residence utilised as an investment property for our clients. It was a home where their adult children and young grandchildren lived, however, it was becoming increasingly apparent that the space was insufficient to accommodate everyone comfortably. Recognising this need for a transformative solution, the homeowners engaged our team at Smith & Sons Renovations & Extensions Cairns to transform their home into a more suitable and comfortable space.
 
In our initial consultation, the homeowners expressed their hopes for a renovation that would not only expand the dwelling to accommodate the growing family but also create separate living quarters to improve their overall comfort and lifestyle, as well as increase the market value of the investment property. To address these objectives effectively, we proposed integrating our DPC (Design-Plan-Construct) process, an approach tailored to provide guidance and a seamless, stress-free renovation journey. This process included collaborating closely with the clients to recognise their vision, lifestyle preferences, and the budget they wanted to invest into the property. 
 
Following thorough planning, our focus was on repurposing the enclosed area into an expansive open-plan kitchen and living space to allow for secondary living quarters to the property comfortably.  We then extended the building to accommodate the bedroom complete with an ensuite. This extension also featured a revitalised patio area sheltered under a new roof, seamlessly connecting the main house with the granny flat/carport.
 
In the new bedroom space, flooring from Hoppens Flooring: Polyflorm, Affinity range vinyl planks in the shade 9782 Cracked White Oak was selected, merging durability with modernity. For the ensuite, we sourced quality fittings from Reece Plumbing, which were complemented by the walls featuring Reflect White Gloss tiles from the Beaumont Tiles range with the rest of the walls painted in Taubman’s Brilliant White. The floor tile was sourced from Beaumont Tiles Wildwood Walnut range, incorporating a touch of warmth and sophistication.
 
For the kitchen, cabinetry was designed and installed by Brian Long Cabinetry with fittings and fixtures from Reece Plumbing, adding functionality and flair. The walls were painted in the colour Taubman’s Grey Sky, balancing with the original tiles, thoughtfully repurposed to align with the budgetary considerations.
 
After successfully completing the granny flat project, our clients were so thrilled with the experience that they immediately engaged us again! This time seeking assistance in revamping the main bathroom of the main home, which was outdated and in need of a fresh, modernised colour scheme. The objective was to replicate the same contemporary feel achieved in the granny flat design, incorporating modernity, neutral tones, and maximising space and functionality. As always, the bathroom renovation consisted of full strip-out, replacement of waterproofing, replacement of fittings and fixtures and re-tiling. Utilising wall and floor tiles from the Beaumont Tiles Wildwood Walnut range played a key role in creating a neutral and organic atmosphere, ensuring seamless integration with the overall design scheme of the granny flat.
 
Through careful planning and execution, we transformed a humble dwelling into a comfortable home with 2 separate living quarters, tailored to meet the evolving needs of our clients and their family, while significantly increasing the value of their asset!
